Leasing & Application

Berkshire Medical District has one and two-bedroom apartment floor plans, and two bedroom townhomes. All include gourmet kitchens with granite countertops, oversized closets, and cozy private balconies or patios.

Applicants should provide a valid U.S. government-issued photo ID such as a driver’s license or passport. Income and identity are verified electronically during the application process.
Approval is based on a gross monthly income of at least 2.5 times the base rent, considering combined household income for multiple leaseholders along with credit and rental history.
Guarantors may be added for applicants who need additional income qualification support, with requirements including income of at least four times the monthly rent and approval limited to one guarantor per household.
Once approved, applicants receive an email outlining next steps, including selecting a security deposit option and finalizing lease-related requirements prior to move-in.
Lease terms typically range from short-term to longer commitments depending on availability, with options structured around community leasing guidelines.
All required move-in costs outlined in the lease agreement are due prior to move-in, with detailed instructions provided by the leasing team beforehand.

Amenities & Community Features

Residents enjoy amenities such as a swimming pool, fitness center, business center, and outdoor social spaces designed to support a modern lifestyle.

Parking includes a mix of open resident spaces, covered options, and garage rentals with gated access and vehicle registration requirements.
Residents receive packages through a managed package system or lockers, with notifications and designated pickup locations provided.
Many apartments include modern finishes and conveniences such as in-unit washer and dryer setups for resident use.

Location & Neighborhood

The community is located at 4730 Fairmount Street in Dallas, placing residents near major hospitals and urban destinations. The neighborhood provides access to nearby medical centers, universities, and entertainment districts within central Dallas.

The community benefits from proximity to major roadways and public transit options connecting residents to downtown Dallas and surrounding neighborhoods.

Pet Policy

Berkshire Medical District pet policy allows up to two pets per apartment, with breed restrictions and required pet screening through an approved third-party service.

All residents with pets must complete a pet screening profile through the designated system during leasing or renewal.

The community is pet-friendly with restrictions and fees. There is no weight limit. The following breeds are generally prohibited:

Service animals are generally exempt regardless of breed. Management must approve all animals.

Tours & Office Information

Tours can be scheduled through the leasing team or arranged using the community’s online scheduling system.
Residents and prospects can reach the leasing team through the community’s dedicated phone line during office hours.
On-site maintenance teams are available to respond to service requests during regular and emergency service windows.

Renewals & Lease Changes

Renewal offers are sent via email and also appear in the resident portal approximately 75 days before lease expiration.

Lease transfers require coordination with the leasing office and are subject to approval and specific community conditions.
Residents receive structured renewal options and can select new lease terms through their online resident portal.
Early lease adjustments follow the terms outlined in the lease agreement and require written notice to the leasing office.

Resident Services & Maintenance

Requests can be submitted through the resident portal, by phone, email, or in person during office hours.
Urgent issues include loss of heating or cooling, plumbing failures, electrical outages, and other safety-related concerns requiring immediate attention.
Residents use assigned access methods such as stickers or passes, with replacements available through the leasing office if needed.

Policies & Community Guidelines

Excessive noise during designated quiet hours is treated as a lease violation and may result in enforcement action.
Trash is collected daily in the evening at a set time, excluding holidays.
Parking enforcement is handled by an external towing partner that monitors the community lot.
Residents are required to maintain renters insurance with minimum liability coverage and submit proof through the approved insurance verification platform.
